    Job Description

    The Role

    The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism. The position will involve day-to-day interface with other team members and report to the Vice President overseeing developments in the Central and Western Regions. Experience in development, land entitlement, design, construction, tenant improvement, and overseeing capital expenditure improvements will be required of the position. This position will be responsible for design, budgeting, bidding, entitling, permitting, overseeing horizontal and vertical improvements, including offsite work, and otherwise supporting every facet of the development cycle, including underwriting and due diligence in connection with land acquisitions. Familiarity with real estate investment and financing principles and process will be critical for success, and significant experience with the California Environmental Quality Act (CEQA) is crucial given the high volume of development activity in California.

    Candidate Profile

    The successful candidate will, at a minimum, possess the following experience and traits:

    • Proven track record in managing the sequential design, engineering, and construction of industrial real estate, including warehouses, truck terminals and industrial outdoor storage (IOS) sites.

    • Thorough knowledge of all parts of the construction process, including design, permitting, bidding, contracting and contract management.

    • Extensive experience with broader aspects of the development process within an institutional investment setting, including due diligence and underwriting, pre-development and entitlement, construction financing, leasing considerations and stakeholder reporting.

    • Strong leadership and management experience, as well as the organization, patience, and other soft-skills necessary to effectively manage internal and external resources, consultants, and contractors.

    • Proficient in oral and written communication and a keen attention to detail to craft and present reliable, well-reasoned, high-quality work product suitable for review by the most senior levels of company leadership.

    • Promote a positive, "can-do" attitude and willingness to roll up his/her sleeves to drive the business forward, with a real focus on efficiency and effectiveness.

    • From a cultural-fit perspective, this person must be creative, proactive, and highly collaborative by nature, with a low-ego/high-engagement approach to work.

    • Given the broad scope of responsibilities, this person must quickly and effectively process and retain large amounts of detailed and technical information.

    S/he will collaborate with a team of development professionals and analysts based in the West Coast Region. In addition, this person will work closely with asset management and acquisitions in the West Coast Region.

    Primary functions and responsibilities will include the following

    • Understand, adhere to and advocate for Brookfield's health, safety and environmental commitments and requirements, including through oversight of contractors to ensure safe projects sites reflective of Brookfield's minimum health and safety standards.

    • Build and maintain strong relationships with consultants and contractors in the region; able to effectively source relationships and opportunities relating to design and construction.

    • Manage a team of consultants and contractors, and taking responsibility for ensuring appropriate oversight and visibility necessary to control cost and timeline of each development project, large tenant improvement jobs, and important capex projects as necessary, including by establishing, planning, and chairing regularly scheduled development meetings to communicate the company's expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.

    • Lead and manage an internal team of Development Analysts, Associates and Senior Associates to ensure flawless execution and continued career development and growth for the team.

    • Implement designs that deliver best-in-class product consistent with the market demands and Brookfield's Brand Standard while achieving the company's investment objectives, including target floor plans, specifications, budgets, and schedules.

    • Participate in the due diligence investigation of new investment opportunities, including leading coordination with third parties, and assisting in preparing physical due diligence reports, replacement cost budgets, and capital improvements budgets, and reviewing proposed site plans and design features.

    • Lead in coordinating all site entitlement and building due diligence including environmental site assessments, hydrology, boundary surveys, easements, geotechnical evaluations, platting, traffic, permitting, etc.

    • Prepare preliminary development budgets (i.e., Proformas, Land Models, Development reports) for proposed land, building and tenant improvement cost for review with the Development Officer for evaluation.

    • Assist in preparing exhibits for investment memorandums that communicate conclusions and investment risk in a narrative presentation to senior management, including approval through participation in the Investment Committee.

    • Oversee and drive the entitlement process and secure all discretionary approvals required to develop projects in accordance with business plans, including navigation of land use matters and clearance of all environmental regulatory requirements (e.g., CEQA)

    • Work with capital markets, finance, and legal team members in connection with construction financing activities, including loan closing requirements and on-going reporting and loan compliance matters.

    • Participate in regular reporting activities, including periodic development operations review meetings, quarterly investment performance review process, and other stakeholder, legal and financial reporting requirements, including updating budgets, schedules and other materials necessary for the preparation of these required reports.
