    Overview

    The entry level Real Estate & Right of Way Agent position is responsible for a full spectrum of activities that support gas and electric rights of way (transmission & distribution), railroad permits, sale and purchase of real estate, management of land leases, and gas storage field leases and rights on behalf of the LG&E and KU utilities. The position builds positive relationships throughout the company to support real estate and right of way efforts that works to achieve a mutually agreeable result for both the company and property owners.

    Responsibilities

    The person selected for this position will be assigned to report to either the Broadway Office Complex or Auburndale Operations Center.

    Prepares easement documentation to ensure it can be properly recorded with the local courthouse. With guidance negotiates the purchase and acquisition of rights-of-way, leases, and/or land purchases related to electric and/or gas utility projects. Researches courthouse records to determine property ownership and chain of title; Reviews title evaluations completed by third parties to support real estate or right of way acquisition. Supports internal stakeholders on permitted uses of acquired easements and negotiated special conditions related to right of ways, temporary easements, workspace agreements, etc. Assists engineers in assembling information for future right of way and real estate needs, i.e., plats, aerial photographs, zoning, and regulatory documents. With support negotiates remediation of easement encroachments with property owners. With oversight settles damage claims with landowners resulting from the use of rights of way and leased property. Informs Company personnel and external stakeholders (e.g. landowners, developers, builders, engineers, and attorneys) on the size, location, and rights pertaining to acquired easements Coordinates communication of Company system improvements, facility developments, and system expansions/reconfigurations with external stakeholders. With guidance, oversees property appraisal valuations of easements to support acquisition and condemnation actions. Assists legal counsel in the preparation of documentation to acquire easements through condemnation or legal defense of use of previously acquired easements. Supports the acquisition of railroad and roadway permits/licenses in accordance with all rules and regulations. Supports the negotiation and administration of leasing real estate on the behalf of the Company. Supports Company storm restoration efforts. Performs other duties as directed by Manager Real Estate & Right of Way.

    Qualifications

    EDUCATIONAL_EXPERIENCE-Bachelor's degree in business, real estate, public administration, natural resource management, or related field, or an equivalent combination of education and experience on a year-for-year basis, is required. Must be proficient with Microsoft Office products. Good organizational skills are required to be able to work with limited supervision and drive completion of assigned projects. Must possess a valid driver's license. Individual will need to possess or become a commissioned Kentucky Notary Public.

    SPECIAL_QUALIFICATIONS-Experience in surveying, recording and research of easement documents also a plus, along with a general knowledge of the electric or gas utility industry. The ability to develop rapport with all type of personalities while working to resolve problems and complex land acquisitions. Excellent speaking and writing skills to clearly communicate with landowners and real estate professionals. Great attention to details, processes and documentation is preferred. Experience with GIS (ESRI) software is a plus. Certifications with the International Right of Way Association (IRWA) or American Association of Professional Landman (AAPL) are desired.

    WORK_CONDITIONS-Majority of time is spent in an office environment with occasional need to travel to public offices, courthouse buildings, construction sites, or green field job sites with exposure to varied weather conditions.

    PHYSICAL_EFFORTS-Office environment with occasional standing, walking, kneeling, bending, and filing. Must be able to walk and maneuver on construction job and green field sites with uneven terrain and complete field measurements using measuring tapes, wheels, rulers, etc.
