    JOB SUMMARY

    The Plumber, under the supervision of the Director of Facilities, has responsibility for the proper installation, maintenance, repair, and operation of plumbing systems, piping, valving, associated equipment, boilers, hot water heaters, and pumps throughout Williamsburg Landing. The Plumber is responsible for the lockout/tag out program and the maintenance and operation of the wet pipe and dry pipe sprinkler systems.

    ESSENTIAL JOB FUNCTIONS

    • Plans for and effects plumbing changes at various locations as required; installs plumbing systems including piping, valves and fixtures; assesses problems and develops specific corrective plan
    • Troubleshoots and repairs plumbing systems; conducts plumbing inspections
    • Diagnoses and repairs complex plumbing and hydraulic problems with plumbing systems including chillers, water heaters, boilers, commercial refrigeration equipment, and swimming pool systems
    • Maintains licensure for backflow operations; conducts annual backflow inspection
    • Maintains appropriate inventory on work truck and tools, equipment, and physical resource needs; requests additional materials on an as-needed basis
    • Ensures tasks are completed and residents know the status of repairs; respects residents' surroundings and works in a clean, neat, and workman-like fashion
    • Completes work order forms, maintaining contact with Facilities department for reassignment to jobs throughout the workday
    • Serves as a member of disaster and emergency response teams; fulfills assigned role in fire drills and for snow removal
    • Maintains positive interactions with residents, guests, and other Williamsburg Landing employees
    • Evaluates work processes and methods; submits recommendations for continuous quality improvement
    • Assumes on-call responsibility as assigned
    • Performs other duties as assigned

    QUALIFICATIONS

    High School graduate or equivalent with Plumbing License at journeyman level; three (3) years' experience in residential and commercial plumbing applications; valid Commonwealth of Virginia driver's license

    KNOWLEDGE, SKILLS, AND ABILITIES

    Knowledge of pertinent building codes and safety requirements; knowledge of tools and other devices in the plumbing field; ability to plan and install proper plumbing systems for residential and commercial applications; ability to troubleshoot and correct plumbing problems; awareness of physical challenges faced by an aging population and an ability to design repairs to accommodate their unique needs; ability to read and interpret complex plumbing and hydraulic schematics and prints; ability to exercise sound professional judgment

    PHYSICAL REQUIREMENTS

    Ability to sustain hard work including, stooping, bending, reaching, climbing, crawling, and other physical labor for extended periods of time; ability to work overhead from ladders for sustained periods of time; ability to work full shifts outside exposed to summer heat or winter cold; ability to work at roof top heights; ability to lift and carry a minimum of 50 pounds
