    Responsibilities are but are not limited to:

    • oversees and coordinates the maintenance activities within our skilled nursing and assisted living facilities.
    • ensures a safe and well-maintained environment for residents, staff, and visitors.
    • provides supervision, guidance, and support to Maintenance Workers and Janitors, ensuring they execute assigned tasks efficiently and according to established policies, procedures, and regulatory requirements.
    • Coordinate daily plant service and maintenance assignments within NDHC facilities. Assures that personnel are performing tasks in accordance with established procedures and deadlines. Ensure that maintenance tasks, repairs, and preventative maintenance activities are completed and documented promptly and accurately.
    • Establish and maintain a proactive approach to safety by identifying potential hazards and implementing corrective actions promptly.
    • Maintain comprehensive knowledge of skilled nursing and assisted living life safety and OSHA regulations and ensure compliance.
    • Reviews and evaluates the daily work performance of assigned personnel. Provides re-education and retraining as warranted. Participates in disciplinary process.

    Requirements:

    1. High school diploma or equivalent; additional technical certifications or education in related maintenance fields is preferred.
    2. Minimum 5-years of experience in maintenance required. 2-years maintenance experience within a skilled nursing facility preferred.
    3. Strong knowledge and understanding of life safety regulations specific to skilled nursing facilities and OSHA requirements required.
    4. Demonstrated leadership abilities and previous experience in supervising maintenance teams.
    5. Proficient in performing general maintenance tasks such as carpentry, plumbing, electrical, HVAC, and carpentry.
    6. Excellent organizational and time-management skills with the ability to prioritize tasks and meet deadlines.
    7. Intermediate level proficiency use of Microsoft Word, Outlook, and basic understanding of Excel required. Previous experience using electronic plant management database systems (Example: TELS) strongly preferred.
    8. Strong problem-solving skills and the ability to make sound decisions under pressure.
    9. Effective communication skills, both verbal and written, with the ability to interact professionally with residents, staff, and vendors.
    10. Proficient computer skills, including experience with maintenance management software and Microsoft Office Suite.
    11. Possess a valid motor vehicle driver's license and have a satisfactory driving record.
    12. Must be able to work a flexible work schedule that may include weekends or nights and a regular on-call rotation schedule.

    Knowledge of:

    1. Thorough knowledge of State/Federal regulatory requirements including OSHA, DPH facility standards, and Joint Commission standards.
    2. Methods, materials, tools and equipment used in building maintenance.
    3. Principles and practices of facility maintenance and custodial including plumbing, electrical, carpentry, HVAC, interior partitioning and finishing, and pest control; Methods.
    4. Principles and practices of supervision including work planning, direction and personnel practices.
    5. Applicable laws, codes, regulations and standards governing grounds keeping, safety and safe working practices for building maintenance, custodial or grounds keeping work.

    Skill in:

    1. Planning, organizing, scheduling, assigning and reviewing the work of others.
    2. Selecting, training, instructing, appraising, counseling and motivating assigned staff.

    4. Exercising sound independent judgment within general policy guidelines.
