Maintenance Supervisor (Commercial Real Estate) - With Great Benefits!

Rookwood Properties is looking for an experienced Maintenance Supervisor for our Commercial Office locations. If you have supervisory experience in commercial or multi-site residential, this position is for you. Great pay and benefits package is offered!

JOB SUMMARY:

Perform supervisory/service duties at two commercial office properties, located in Sharonville and Montgomery. You will lead/supervise one maintenance technician and will report to the Property Manager regarding the operations of assigned properties.

ESSENTIAL DUTIES/RESPONSIBILITIES:

Includes the following but are not limited to the job specifications contained herein. Additional duties or functions may be required that can be performed safely as deemed necessary.

• Works within established schedules and methods for providing properties’ maintenance services; identify resources needed; Suggests/creates improved methods for optimum building maintenance performance. Review needs with the Property Manager.
• Minimize the use of outside vendors and will oversee any vendors hired for repairs/replacements, as needed.
• Comply with the goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures.
• Practice of established safety methods, procedures and techniques. Enforce building and safety regulations.
• Follow established preventative maintenance and required safety inspection programs for properties and equipment.
• Participate in tasks relating to construction projects, remodels and other special projects.
• Perform technical and complex tasks, in areas of HVAC, plumbing and electrical work.
• Professional interaction with tenants.
• Responsible for shared daily grounds check/pick-up
• Ensure all assigned service requests are completed on a timely basis. Perform related duties as required.
• Participate in the “On-Call” rotation.

Must have previous supervisory experience in commercial building or residential maintenance and repair. These include, but are not limited to those used in performing HVAC diagnosis/repair, plumbing, boilers, electrical, general mechanical and carpentry, occasional painting.

ABILITY TO:

• Read and understand construction drawings, plans and specifications
• Interpret pertinent policies and procedures
• Perform complex maintenance duties and operate related equipment
• Demonstrate tact and diplomacy with the public
• Communicate clearly and concisely, both orally and in writing
• Maintain effective working relationships with contractors

EDUCATION AND EXPERIENCE GUIDELINES:

• Prior Management or Supervisory experience

  required

• Five (5) years of HVAC repair, minimum
• HVAC certification, universal
• Boiler experience (troubleshooting and repair)
• Experienced in general electrical repair
• Experienced in general plumbing repair
• Organizational skills
• Ability to lift 50+ lbs.
• A valid Driver’s License
